Materials for Commercial Roofs

The majority of commercial roofs, or “flat roofs,” consist of tar and gravel.  Tar and gravel is used on roofs with a pitch of no more than 3 inches rise to 12 inches run. This roof is installed by alternating layers of heavy roofing felt and hot asphalt or tar. The final product is coated with a mineral such as gravel. The roof is rated by how many layers are applied, usually 3 to 5 layers. As with all flat roofs, this is not recommended for areas with high rainfall or snowfall.

Other materials used for commercial roofs are:

  • Modified bitumen roofing - Similar to the tar and gravel roof, this roof adds layers of polyester or fiberglass with bitumen. These additional layers add strength and resistance to this type of roof.  As with all flat roofs, this is not recommended for areas with high rainfall or snowfall.

  •  EPDM rubber roofing - The ethylene propylene diene monomer (EPDM) creates a single layer rubberized roof that is long lasting, UV resistant, and does not require a mineral coating (making the roof lighter than tar and gravel roofs).  A rigid insulation is a common underlay for this type of roof. As with all flat roofs, this is not recommended for areas with high rainfall or snowfall.

  • Roll roofing - This low cost roofing product is made from materials similar to asphalt shingles, but has a relatively short life--less than 10 years--because it is a single-ply roof. Roll roofing is commonly known as 90-pound felt, since one roll covering 100 square feet weighs around 90 pounds. As with all flat roofs, this is not recommended for areas with high rainfall or snowfall.

  • PVC Membrane - A roof membrane composed of only one layer of material, polyvinyl chloride. PVC roofs are designed to withstand “ponding” water. Moisture will not pass through the PVC membrane, which is welded together with hot air (no open flame) to eliminate all seams. Furthermore, PVC roofing systems reflect nearly 90% of the heat of the sun that would normally come through a roof, lowering energy costs substantially, especially in high-heat areas such as the southwestern United States.  PVC roofing systems have been known to become brittle over time.

  • Spray Foam Roofing - Description: SPF is sprayed polyurethane foam, a closed cell roofing and insulation material that is rapidly gaining market share in today’s construction industry. Because it is spray applied, it forms a seamless barrier to the weather. They can be applied to vertical surfaces such as parapet walls thus eliminating seams and cold joints (the main source of roof leaks). SPF has no fasteners. Fasteners puncture decks, contributing to premature failure, create thermal bridging, reducing insulation value and tend to pull-out under wind load.
