How to Choose a Contractor

When considering a contractor, do not let the price be your deciding factor.  You must look thoroughly at what that price includes.

Does it include the permit?

A permit is required in most communities.  If a contractor asks you to pull the permit then you assume the responsibility.  If the job has not been done according to code or manufacturer specification there is no recourse to pursue the contractor.

Call your building department and inquire if a permit is required for the work that is being done.  This applies to all alterations to your home that is being done by a contractor.

The City of Detroit requires a notarized signature from the homeowner and the contractor.  The contractor should leave a yellow four page document with you once you have decided to go ahead or at the time of the estimate.

A permit assures you the contractor has a current license and insurance and has been verified by your city building department.

Keep in mind that you are no longer purchasing a roof, but a roofing system.  Ventilation is key to any roofing..  You are required to have intake and outtake ventilation for every 300 sq. feet of attic space.  This complies with city and state building codes and manufacturer warranties.

Be sure that your contractor has specified a tear off  or a recover over existing shingles.

Install drip edge on all rake edges and eave edges.

Ice and water shield needs to be a minimum of 24” to the inside edge of the house.  It should be in all valleys, around protrusions and chimneys to assure resistance to leaking.

Felt paper is part of the under-layment that is required by code, there are several products that may be used.

All flashing replaced including, step, apron, chimney and pipe covers.

Do they stay on the job until it is completed?

Do they tear it all off then cover it with a tarp?

Are they careful of landscaping?

Do they clean-up the debris and haul it away?

Do they replace rotted wood where needed?

How long have they been in business?

Do they have referrals or reviews?

Are they a member of the BBB or Angie’s List.

How to Tell If You’ve Got Proper Ventilation

1. Is it hotter in your upstairs than in your in the lower level?

2. Does your air conditioner seem to run non-stop?

3. Are your shingles showing signs of premature curling?

4. Is everyone who has a bedroom in the upstairs now sleeping in the basement or on the living room floor?

These are the tell tale signs of improper or inadequate ventilation.

  • If your roof is only a few years old it may be possible to apply proper ventilation to prevent further damage to the roofing system.
  • Proper ventilation requires adequate intake and outtake airflow.
  • There are multiple products available to assure the airflow needed.

How to Prepare Your Roof for Winter

The cold weather is fast approaching and you need to check your roof for any possible concerns or problems.

Walk around your home with a critical eye.  Do you see lifted shingles, holes where the neighborhood critters are trying to build a winter home?  Are there nail holes in your metal trim where moisture can get in and freeze leading to wood rot?  Are you trying to put off til spring what should be done this fall?

Make sure your gutter and downspouts are free of debris.  Run a hose in the gutter and downspouts to flush out the accumulated debris of the previous season.

Keep all valleys cleared of debris all year long. The accumulation of debris in your valleys shortens the life of the shingle and leads to leaking and wood rot.

What You Need to Know About Baffling

1. What is a baffle?

Answer: A 4′ piece of polystyrene or cardboard shaped similar to the letter ‘W’ and 16″ wide to fit between the rafter boards.

2. When is a baffled used?

Answer: When the airflow from the edge of the roof is blocked.  Without proper air-flow moisture and heat build up in the attic and may cause dangerous mold and mildew issues.

3. Where are baffles placed?

Answer: At the lower edge of the attic space separating the insulation from the soffitts to keep insulation from blocking airflow.

Vent baffles are also called vent chutes or rafter vents.

Proper air flow and ventilation extends the life of a roof and helps alleviate mold and mildew.  Proper attic ventilation reduces heat buildup in the summer. By holding back the insulation, baffles allow air to freely flow in the attic space and travel upward and out through exhaust vents.

Proper ventilation and air flow is one of five steps required when a permit has been issued.  There are five steps to installing a roof required by all manufacturer’s of roofing products if you want your roof warrantied.

How to Tell When You Have Hail or Storm Damage

Hail may cause significant damage to your roof. It isn’t always easy to detect. The larger the hail the heavier the impact to your shingles and siding.

Damage to your asphalt/fiberglass roof may resemble a fist punched into sand. This causes the granules to be displaced and weakens the asphalt which over time will give way to probable leaking.

If you’re noticing dents and dings in your aluminum roof vents that may be your first sign that there is reason for concern.

If you have aluminum siding the evidence of dents and dings may be very prominent depending on the size of hail and wind force.

Vinyl siding may show signs of cracking or breaking. This could lead to moisture getting behind the siding and causing problems down the line.

Do you need a new roof?

The tell tale signs of needing a roof are simple.

  1. Is it leaking?
  2. Are shingles curling?
  3. Are there more granules at the bottom of your downspouts than on your shingles?
  4. Are pieces of shingles laying around the yard?
  5. Has it been more than 20 years since you last had your roof evaluated or replaced?
  6. Do you have paint bubbles in your ceiling, walls or windows?
  7. Is there more tar than flashing around your chimney and pipes?
  8. Was the last roof installed by a family member or friend who wasn’t a professional roofer?
  9. Have you used a hammer or hatchet to remove ice dams?
  10. Was your home subject to a severe wind or hail storm?
